We extensively test and research all services we review. Here's why you can trust us.

Expertise and Certification: We prioritized licensed and insured contractors with strong local experience in the soil conditions of our area. Companies needed to ensure they consistently deliver quality results.

Service Range: We looked for contractors offering a comprehensive mix of interior French drains and exterior waterproofing solutions. Being able to handle sump pumps and targeted moisture barriers was also a major deciding factor.

Safety and Quality: Our review focused heavily on proper drainage design and high-quality materials that prevent mold. Maintaining the structural integrity of both older and newer homes was a non-negotiable requirement.

Value and Reviews: We considered the transparency of their pricing and the overall strength of their warranty terms. We also read through verified customer feedback and surveyed clients in the area to see real before-and-after results.

Local Presence: We favored companies actively serving the immediate metro area and surrounding neighborhoods. A strong community footprint usually translates to more reliable follow-up support.

Living in the Carolina region means dealing with heavy rainfall and clay-heavy soils. If you own a home here, keeping water out of your lower levels is a real priority, or you’ll end up with very costly water damage repairs.

Dry Pro Foundation and Crawlspace Specialists is one of our picks for securing and stabilizing building foundations using a range of patented solutions that protect the home.

The crew starts with a thorough inspection process to ensure they know exactly what to do. And during our surveys, we were pleased with their ability to provide tailored solutions based on each property’s specific waterproofing needs.

Another plus is that they provide free, no-obligation estimates. Part of their cost-effective service is their financing options to help manage those unexpected repair costs.

Even better, their services are backed by a transferable lifetime warranty. This approach gives you incredible peace of mind if you ever plan to sell your property.

But keep in mind that their Sunday operating hours start at 10:00 AM, which is later than usual. It can be a bit inconvenient if you’re trying to squeeze in an early weekend consultation before heading out for the day.

Pros

  •
  • Uses patented foundation stabilization methods
  • Provides free estimates before starting work
  • Features accessible project financing options

Cons

  • Sunday service hours begin later than usual

Very impressed

Three of the DryProSystem guys came out this morning to waterproof our leaky basement. Javier S., Marco R., and Isaiah K. worked hard, were professional , courteous, and knowlegeable of the sump pump and guttering system they placed in our basement. With the final walk through, our questions were answered and they left the worksite clean. Very impressed and will call on them again if needed.

Highly recommend

I am having problems with an undetected leak behind the wall in my basement, Jesse came for the inspection and I’m so glad I called Dry Pro. He is extremely knowledgeable and professional, and he did an amazing job of evaluating my house and explaining the possible scenarios in a very easy to understand way. He looked at all the minimum details and presented the best solution to solve my problem. Highly recommend their services!

2. Moisture Loc, Inc.

Website: https://moistureloc.com/

Address: 1425 Cressida Dr

Contact: 704-554-9229

Hours: Monday – Friday: 8:00 AM – 5:00 PM

Operating as a family-owned business since 1988, Moisture Loc, Inc. offers permanent interior perimeter drain and panel systems that effectively catch and remove moisture.

They install an inorganic panel system that channels water directly to an automated sump pump, which prevents mold from taking root in your walls.

And once the interior drainage is set, their team pours fresh concrete over the work area to maintain a clean floor appearance.

We like that they can also address exterior yard grading problems to stop surface water from reaching your foundation early on. Honestly, their whole process makes them ideal for structural repairs, which they offer.

But if you plan to hire them for an interior drain installation, just know that the process involves breaking a narrow strip of your existing concrete floor. This necessary trenching step creates temporary dust and disruption in your home.

Pros

  • Installs mold-resistant inorganic wall panels
  • Restores floors by pouring fresh concrete
  •
  • Equips systems with automatic sump pumps

Cons

  • Drain installation requires breaking concrete floors

Very responsive

We our very happy with your water-proofed basement from Moisture-Loc.  Be prepared, as the process itself was loud and dusty.  The team did their best to keep dust confined to the work area.  Once work was complete, the site supervisor did a final “manicure” and made sure things were cleaned up an in proper working order.  We had one hiccup as a storm occurred the day after project completion, a pipe became disconnected but the site supervisor came to our home at 9:30 on a Saturday night to fix the problem and clean up!  Very responsive.

Best in town

You can bother getting bids from all of the other basement waterproofing companies out there, or you can just call Moisture Loc.  They are the only ones that I believe are looking to stop the source of water entry from the outside first, instead of trying to channel it after it enters the house.  Thorough, competent, best solution, dependable, fast and effective from both a cost and performance perspective.  Best in town, no question.

3. Crawlspace Medic of Charlotte

Website: https://crawlspacemedic.com/

Address: 6012 Old Pineville Rd Suite J

Contact: 704-612-0910

Hours: Monday – Friday: 8:00 AM – 5:00 PM

Crawlspace Medic of Charlotte focuses specifically on inspecting and repairing structural wood damage, such as dry rot and termite damage, while keeping the lower structure completely dry.

We like their process, particularly when their experienced technicians perform detailed inspections aimed at finding weakened structural points that other contractors miss.

They also install lower-level insulation to help regulate indoor temperatures and control lingering moisture.

Another perk is their flexible payment plan that comes with a streamlined application process via phone or online, allowing you to secure project financing smoothly.

However, their office is closed on weekends. This schedule limits your options if you need a Saturday appointment to accommodate a standard workweek.

Pros

  • Specializes in fixing structural wood damage
  •
  • Installs targeted moisture control insulation
  • Conducts highly detailed structural inspections

Cons

  • Unavailable for weekend service appointments

Definitely recommend

Curt came out to give us an assessment of our water issues in our basement. He was upfront and honest about how Crawlspace Medic would solve our issues. I really felt like he was there to help us deal with our problem, rather than just to make a sale. I would definitely recommend Curt and Crawlspace Medic if you have issues.

Highly recommend

Great, reliable and honest company. I’ve had a couple different quotes for water related issues in my basement and crawlspace medic were far and away the most professional and upfront about what I was dealing with and what my options were. Would highly recommend them, I certainly will be using them again in the future.

4. Crawl Space Brothers

Website: https://crawlspacebrothers.com/

Address: 1515 Mockingbird Ln Unit 410

Contact: 704-769-5297

Hours: Monday – Sunday: 8:00 AM – 6:00 PM

One of our picks is Crawl Space Brothers, which deploys heavy-duty vapor barriers and specialized drainage systems. This system allows them to provide efficient moisture control solutions that won’thold up a renovation schedule

They even offer a zero-contact service approach, making it incredibly convenient for landlords managing multiple properties from afar.

On top of that, they’re a cost-efficient service, providing free estimates and customized solutions that will fit your budget.

We also want to note their 100% satisfaction guarantee, which ensures their crew will fix any issues.

A plus for convenience is that their office is open seven days a week, making booking a breeze for busy professionals.

On the downside, their passive ventilation approach might be less effective in areas with severe moisture buildup. If your property has serious, ongoing standing water, you’ll likely need to upgrade to a more active dehumidification system instead.

Pros

  • Customized solutions based on the client’s budget
  • Operates seven days a week
  • Offers a convenient zero-contact service approach
  • Deploys heavy-duty vapor barrier

Cons

  • Passive ventilation struggles with heavy moisture

5. Dry Otter Waterproofing

Website: https://dryotterwaterproofing.com/

Address: 11709 Fruehauf Dr #144

Contact: 704-966-1771

Hours: Monday – Friday: 8:00 AM – 4:30 PM

Dry Otter Waterproofing stands out as a completely independent, locally owned small business that delivers tailored interior drainage solutions and structural repair without franchise constraints.

Because they operate independently from large dealer networks, they have the flexibility to choose the best specific products for your home.

As for their process, their technicians use durable carbon fiber straps to permanently stabilize bowing walls and install interior plastic wall liners. This process actively directs seeping moisture into an engineered floor drain.

They also incorporate dedicated dehumidifier setups that feed directly into the sump pump for hassle-free moisture control.

But you should know that they focus solely on interior basement waterproofing and steer clients away from exterior excavation. Homeowners whose main issues stem from poor yard grading or exterior drainage will likely need to seek out another contractor.

Pros

  • Operates as an independent, locally owned business
  • Uses carbon fiber straps to stabilize bowing walls
  •
  • Uses active plastic wall liners for seepage

Cons

  • Focuses strictly on interior fixes

They did a great job

Had a great experience. Noah and his crew installed carbon fiber strips, waterproofing, and a sump pump in my basement. They were very quick, efficient, and personable. They did a great job and I really appreciated their willingness to work alongside my landscaper who was doing work on the house at the same time.

Great job

The Dry Otter team turned it loose in my basement integrating their waterproofing system along 3 designated walls. Very happy and more so excited with the finished product, although this is one expenditure I hope we hardly to never need to use…!!! But when and if if we do, we have total confidence in the system. Many thanks to Noah, Cores and Jam for their untiring and driving efforts. Great job guys – many tks from my wife and I.
